Who we are
BLOCK- Condominium Services, is a Limited Liability Company founded to cater for the growing need for professional services within the condominium administration sector.
At BLOCK we strive to deliver a high quality service in a timely manner, while building a good rapport between the administrator and the owners. We aim to have regular contact with all owners, to attend and tackle any issues that may occur. In addition to assistance through our help desk, we visit clients’ blocks at least once a month. We endeavour to provide complete peace of mind, ensuring transparency in the management of all clients’ common area financial transactions, which are made available to the client online.
Our dynamic team of young professionals bring to the table years of mixed experience making us excellent candidates for your condominium administration.
How we operate
An initial visit to your condominium is carried out prior to taking over. After reaching an agreement, the condominium association is registered with the Land Registrar and we will be officially appointed as the block administrators. A new bank account, if not already available, will be opened in which all the contributions to the common fund will be deposited. Other checks on utilities’ meters, lift registration, any common area’s telephone lines and maintenance agreements will be done and dealt with accordingly. All the services rendered during the year will be presented in a report during the Annual General Meeting in addition to discussing current and future issues.
What we do
Co-ordinate Annual General Meetings, transcribe minutes, prepare budgets, keep accounts, monitor bank account, collect contributions, provide Online access to financial statements such as invoices, utilities’ bills..., owner correspondence, monthly on-site inspections, ensure conformity with the Condominium Act and Data Protection Act, co-ordinate cleaning and general up-keep of the condominium, source and evaluate bids related to the maintenance of the common area and reserve projects, recommend long term maintenance needs.
Cleaning, Association Statute, Representation in Arbitration or Courts of Law, Supervision of projects, Extra Ordinary Meetings, Professional handy-man services, Insurance cover, Rent Collection, Property Management including inspections, cleaning, etc ... of vacant or rented property

Being a property owner, a tenant and also a liaison person negotiating my neighbours' issues with an administration company has never achieved us results as good as with Block Condominium Services.
We set up an initial meeting, communicated all issues at hand and what has been promised by previous administrators and not fulfilled. Block provided us with quotations, options to choose from and also a time plan.
We held an Annual General Meeting and everything worked clockwork. Full handover taken from previous administrators, all projects executed and common parts clean and well kept.
Also we receive regular statements so we know exactly where our money has been well spent!
